What is a Rent Repayment Order and how do I get one?
A Rent Repayment Order (RRO) is a tribunal order that forces your landlord to pay back some or all of the rent you've paid, as a penalty for breaking the law. You apply to the First-tier Tribunal (Property Chamber) — it's free and you don't need a lawyer.
Under the Renters' Rights Act 2025, the situations where you can apply for an RRO have been expanded. You can now claim if your landlord has: illegally evicted you, harassed you, failed to licence a property that requires a licence, or committed certain other offences under the Act.
The maximum you can claim has also been doubled — you can now be awarded back up to 24 months' worth of rent. Repeat offenders are required to pay the full maximum amount.
You must apply within 12 months of the offence. The tribunal will look at the severity of the landlord's behaviour and other circumstances when deciding how much to award.
