How do I end my tenancy now?

Give your landlord two months' written notice. That's it. Under the Renters' Rights Act 2025, this is how all assured periodic tenancies (all private tenancies) end — no special forms, no court involvement, just a clear written notice.

The two months starts from when your landlord receives the notice, not when you send it. To be safe, send it by email (so you have a timestamp and delivery record) and also by recorded post. The end date must fall on or just before your usual rent payment day — so check when your rent is due each month.

You must continue paying rent during the two-month notice period. If you stop paying before your last rent day, that could count as arrears.

You and your landlord can agree to a shorter notice period if you both want to. This agreement must be in writing.

There's no longer any penalty for leaving a fixed-term contract "early" because fixed-term contracts no longer exist in the same way. You are on a rolling tenancy. Two months' notice is all that's required — just make sure you do it in writing and keep proof of when your landlord received it.
